Why Heather

A Realtor who understands the property after closing, too.

Short-term-rental investing is not just about finding a house. It is about understanding the use case, the numbers, the guests, the rules, the improvements, and the long-term responsibility of owning the asset.

“You do not need another agent sending random listings. You need someone who understands the opportunity you are trying to buy.”

As a Florida Realtor, Heather helps clients navigate both the buying and listing sides of real estate with a practical, investment-minded approach.

Real estate became personal for her long before it became professional. Heather and her husband built a successful handyman and remodeling company focused on transforming homes for flips, long-term rentals, and investment properties. Along the way, they built their own portfolio, including one of the top-performing Airbnb properties in their area, as well as long-term rentals they continue to own and manage.

That hands-on experience gives Heather a different lens. She understands more than the transaction — she understands the real-world risks, rewards, and long-term impact that investment properties can have on your finances, family, and future.

The STR Lens

What Heather helps investors look at

A good short-term-rental property is not just a pretty home near the water. Heather helps buyers slow down and look at the details that matter before chasing a property.

01

STR Potential

Location, layout, guest appeal, nearby demand drivers, and property features that may support vacation-rental use.

02

Rules & Restrictions

Zoning, city/county rules, licensing, business tax receipts, HOA rules, condo restrictions, and rental minimums.

03

Improvement Potential

Remodeling needs, furnishing strategy, maintenance concerns, layout improvements, curb appeal, and practical usability.

04

Operating Assumptions

Rental history, occupancy assumptions, cleaning costs, management fees, insurance, taxes, utilities, and seasonality.

05

Offer Strategy

Moving from interest to offer with a clearer view of risks, contingencies, due diligence, and next steps.

Three ways to work

The Short-Term Realty Investor Path

Every investor does not need the same level of support. Heather’s process can meet buyers where they are — from focused property search to strategy guidance to a guest-ready plan after closing.

Find it. Evaluate it. Get it guest-ready.

Level 1

Search

For serious buyers who know their target and need focused help finding and securing the right property.

  • Investor fit call
  • Buying criteria and market focus
  • STR-potential property search
  • Showings, offer strategy, and negotiation support
Level 2

Strategy

For buyers who want to think beyond the purchase and understand how a property may be positioned on Airbnb or VRBO.

  • Everything in Search
  • AirDNA / Rabbu-style market research support
  • Guest appeal and positioning notes
  • Basic operating assumption checklist
Level 3

Guest-Ready

For investors who want help thinking through the path from closing to a property that is ready to welcome guests.

  • Everything in Search + Strategy
  • Improvement opportunity review
  • Furnishing and amenity suggestions
  • Optional vendor introductions and launch checklist

Vendor introductions are optional. Buyers are under no obligation to use any suggested remodeling, repair, furnishing, management, or service provider. Any affiliated-business relationship or compensation arrangement should be disclosed as required before a buyer makes a decision.

How it works

Built for serious buyers, not casual browsers.

Heather’s process begins with an investor fit call. The goal is to understand your budget, timeline, financing, preferred markets, property goals, and experience level before moving into active search.

Fit Call

Talk through goals, budget, timeline, market focus, and experience level.

Success Agreement

Put the search relationship, services, and compensation clearly in writing.

Opportunity Search

Evaluate properties through a real-world STR and investment lens.

Offer + Close

Move forward with clearer due diligence, negotiation, and next steps.

The success agreement

A professional search relationship, built around results.

Before active representation begins, the working relationship is put in writing. Think of it as a success-based search relationship: the agreement clarifies services, compensation, and representation duties so Heather can properly go to work for serious investors.

Heather is compensated when she helps you find and close on the right opportunity, subject to the written buyer agreement.

Buyer-agent compensation is negotiable and will be clearly discussed before representation begins. No buyer should feel confused about how the relationship works or what happens next.
